We are the coach you are the player. Our goal is to give you the tools and the information to be successful at finding a qualified buyer for your home. Since most serious home buyers are using the Internet to help them in their home search, we begin by building a custom web site for the buyers to look at. It will become a point of reference for your marketing campaign. Each home is given it’s own website address. You are then able to bypass our home page and send buyers directly to your page first. By including your web site address on your yard sign, flyers, and answering machine message and in your newspaper ad, you give buyers a place to get more information if they aren’t able to reach you right away. The web site saves you from cleaning for an hour or two only to hear the potential buyers tell you that they live around the corner and have always wondered what your home looked like on the inside. It allows buyers from out of state to look at the photos of your home on the internet and listen to you give them a “tour” over the phone. When buyers see your website address in the newspaper, they’ll look it up on the web and get the facts without the abbreviations. Think about it. When you receive a phone call from a buyer that has seen your website, they already know what your home looks like, where it is located, how much you are asking and they want to see it in person! You have a “pre-screened” interested buyer! Additionally, we provide local resources so that there is a local business that can assist the home seller with each phase of the transaction. For example, there are inspectors, appraisers, attorneys, title companies, lenders, and closing companies that will assist home sellers. Many of these companies would be involved no matter if the home was sold by owner or with an agent. The difference is the home seller does the delegating instead of the agent and the home seller saves thousands of dollars for it. What is the difference between your company & your competitors? Two words. Motive and traffic. Every local competitor we’ve ever had has owned another type of real estate related business and used a for sale by owner website to provide leads for their other business. Because we devote our time exclusively to assisting our customers in successfully marketing their property, we are able to establish our website as one of the Top 100 Real Estate websites based on traffic volume. None of our competitors have even come close to getting the traffic volume we get. On a national scale, none of the other by owner websites can come close to the volume of traffic that is targeted to our specific area because none of them have an office or support system in our area.
Asking our success rate is a lot like asking the local newspaper what their success rate is. Since we are not the ones setting the asking price, taking the phone calls, preparing the property and showing the house, we do not take credit for the success or failure of our clients. We make marketing recommendations however it is entirely up the home seller to implement the plan. It is a fact that approximately 25% of all real estate in the country is sold by owner, so the chances of you selling your home are quite good if you follow the proven marketing principles that we teach. To aid you in evaluating the effectiveness of your marketing, we place a “hit counter” on your web page so you can track how many visitors you have had. Depending on the time of year you can expect approximately 150 hits every 7-10 days if you advertise your page outside of Spokanebyowner.com, for example in a newspaper ad, or online classifieds. If you don't advertise your page outside of Spokanebyowner.com, expect about 80 hits every 7-10 days. Many home sellers will rotate several different newspaper ads and use the hit counter on the web site to see which ads sent over the most buyers. The best way to evaluate our company is to read what people are saying about us!
What is the average market time for properties on your website? For homes that are priced accurately, the average market time is the same as the agent listed properties. The biggest factor in determining your market time is the accuracy of your price. Other variables include: time of year, market conditions, additional marketing exposure and whether or not you answer your phone and return calls from buyers.

You will not have to pay the original price. If you would like to archive your website you can re-post it at anytime for only $25. To archive your website, please use the downloadable Status Update Form and fax or mail it to our office.
Yes. For security reasons, all changes must be in writing. Please use the downloadable Change Form and fax or mail it to our office. If your change involves a fee, payment must be made via mail or call our office with credit card information. (It is not safe to send credit card information via e-mail). If you would like your change posted before the weekend, payment and written change information must be received in our office by Thursday at noon.
How long is my home on the website? It will stay there as long as you need it
there until you notify our office in writing that it is sold, listed or off the
market. There are no monthly fees or hosting fees to keep your home advertised
on Spokanebyowner.com. We have lots of resources in this area, but our staff does not give pricing advice. This is such an important factor to a short market time, it is best left to the experts. We can recommend local resources for different budgets. Ask one of our consultants how to get a free list of both agent and by owner properties that have sold recently in your area and what they sold for!
When will I receive my yard sign? Although we assist our clients in filling out the sign order form while we are doing a photo shoot at their home, all of the signs come from ATC Sign Company. As a separate company, we do not have access to their production and delivery schedule. You can reach them at 216-6700.
Why are the pictures on the website not as clear as the ones I emailed to you? All of the photos that go on our website are resized and compressed to speed up the time it takes the pages to download. With time and experience we’ve developed a formula for compression that blurs the photos slightly, for faster download times, but keeps enough detail so that buyers can still see what they are looking for. There are a lot of people accessing the website with a dialup connection and without compression; some of the pages could take 5 to 10 minutes or longer to load. Are spaces included in the 45 character limit for the bullet description list? Yes.
We’ve had a few home sellers tell us that their buyer’s lender rejected the
documents they purchased at an office supply store because they weren’t
comprehensive enough, so we have located a couple of different resources for
legal documents that would be able to assist you in either filling them out or
reviewing them on your behalf without having to pay hourly legal fees to get
them drafted and reviewed. Because the paperwork end of the transaction is the
most intimidating for most people, we have made an effort to find resources that
will provide the most assistance and protection for our customers.
